-No moving/rearranging furniture ($500 fine)

-Pet fee ($100). Dogs only, no cats. Max 2 pets. Pet Rules will be sent by owner upon booking, please state your agreement upon receipt.

-Quiet hours are between 22:00:00 and 08:00:00.

-Stays over 1 week- will require deep clean, total cleaning fee will be $165.

-Minimum booking age is 23. Adults cannot book for people under 23 years old unless they will also be staying on the premises for the duration of the stay.

-A damage deposit of $1,000 is required. The property charges this days before arrival and payment will be collected by Zelle or ACH transfer via Plaid connection to Stessa property management software. You should be reimbursed within 7 days of check-out. Your deposit will be refunded in the same method it was collected, subject to an inspection of the property.

-Damage Deposit Due Date: For stays during Derby, festivals, or other large events, this deposit will be due no less than 2 weeks before arrival. For stays during non-event times, this will be collected no later than 2 days before arrival. Failure to submit deposit by the respective due dates will result in cancellation of your booking with no refund and your booking will not be reinstated.
